DAN NORVILLE

FOUNDER AND CHIEF EXECUTIVE OFFICER

Dan Norville’s career path, like his investment performance, has been a steep and steady climb upwards, each year building upon the prior year’s success.

A graduate from NYU, Dan began his career in the hospitality sector as a Wall Street analyst. His next career moves included roles in private equity and real estate development where he successfully managed complex projects involving “ground up” construction, but it was the adaptive re-use projects that resonated with him. Greater speed, less cost, less waste, and reduced job site pollution, in Dan’s eyes, was a winning combination.

With a track record of success and $1.0 billion in completed real estate transactions, Dan set out on his own in 2013, starting Norcap, a real estate investment firm focused on acquisition, development, and asset management of hospitality and office buildings. Since founding Norcap and its subsidiaries, Dan has built or purchased, renovated, and repositioned seven hotels and one office tower in the Western US.

The prospect of even more people becoming unhoused during the global pandemic in 2020 spawned Dan’s newest business, Vivo Living. Leveraging his and his team’s expertise in hospitality and housing, they set out to acquire underutilized hotels, add kitchenettes, and convert them into efficiency apartments. Including hotel-like amenities such as co-working space, fitness centers, and pools made these reasonably priced apartments even more unique and appealing. Vivo now has fifteen properties across the US, with more in the pipeline.

Dan has subsequently brought all four of his companies under a single umbrella called Vivo Investments, a firm focused on housing development with the care of people and our planet at its center.

BRETT TANIMOTO

CHIEF INVESTMENT OFFICER

Brett is a Partner and Chief Investment Officer at Vivo Investments. Prior to Vivo, Brett was an executive at The Muller Company, a Southern California based value-add commercial real estate investment company. During his tenure at The Muller Company, Brett was responsible for deal origination, underwriting, sourcing JV equity, asset management and disposition representing more than $1B of total capitalization.

Prior to joining The Muller Company, Brett was an Associate at Westbrook Partners, where he focused on acquisitions and asset management. Prior to Westbrook Partners, Brett was an Analyst at UBS Investment Bank and Houlihan Lokey, where he focused on mergers and acquisitions and capital raise assignments. Brett graduated with a BS in Business Administration with a concentration in Finance from the Marshall School of Business at the University of Southern California in 2008.

RICK SKINNER

CHIEF OPERATING OFFICER

Rick is an accomplished senior hospitality operations executive with 30 years of extensive experience building synergy among operations, finance and marketing to support strategic business objectives. He has been successful in start-up, turnaround and high-growth organizations. Rick’s primary responsibilities at Vivo include identifying business opportunities, leveraging team competencies to drive growth, reduce costs, improve market positioning and strengthen bottom-line financial performance for Vivo’s portfolio.

JOSEPH SOLEIMAN

PRINCIPAL

Joseph Soleiman is a Principal at Vivo Investments. Mr. Soleiman is a real estate veteran with over two decades of full-cycle business and legal experience, having closed over 2 billion dollars in value in various real estate and corporate matters. At Vivo, Mr. Soleiman spearheads the firm's legal matters and provides guidance on day-to-day corporate operations, acquisitions and property management strategies and initiatives.

Prior to Vivo, Mr. Soleiman served as CEO of a tech-forward real estate investment, development and asset management firm with over $150MM of AUM. Mr. Soleiman’s full-cycle real estate experience as an attorney and business executive in leadership positions renders him a frequent guest lecturer and panelist at institutions such as universities and conferences. Additionally, he serves as an Adjunct Professor of Law at Pepperdine University at The George L. Graziadio School of Business and Management, where he teaches courses on real estate law.

Mr. Soleiman is a graduate of the University of California, Hastings College of the Law, with College Honors, and received his Bachelor of Arts with summa cum laude and Phi Beta Kappa honors from UCLA, majoring in Business Economics and minoring in Accounting. Mr. Soleiman is a licensed attorney with membership in the California Bar Association and a real estate broker registered with the California Department of Real Estate..
